This Liability Waiver and Agreement is entered into by and between OUU I LOVE INC. and the undersigned Guest/Renter regarding the rental and use of the Studio located at 11959 Rivera Rd #B, Santa Fe Springs, CA 90670.
By signing below, the Guest/Renter agrees to the following terms, conditions, and policies:
1. Release of Liability:
The Guest/Renter acknowledges and agrees that OUU I LOVE INC., its owners, employees, and agents are not responsible for any accidents, injuries, loss, or damage to personal property that may occur while on the premises. The Guest/Renter assumes full responsibility for any and all risks associated with the use of the space.
The Guest/Renter hereby waives, releases, and discharges OUU I LOVE INC. from any and all claims, liabilities, or damages, including but not limited to, bodily injury, property damage, and legal costs, arising out of or related to the use of the Studio.
2. Studio Rules & Regulations:
The Renter agrees to comply with the following rules while using the Studio:
A. OVERTIME FEE:
- All rental periods must strictly adhere to the agreed-upon booking times. Early arrivals or overstays will result in additional charges. To avoid overtime charges please ensure all crew, guests, and equipment is outside of the property when the booking period ends. All overtime fees will be charged 2x the hour rate by 30 minute increments.
- If your rental time exceeds the originally booked hours, please contact our team immediately to request an extension. Additional time will be accommodated based on availability. Please note that any extended hours will be charged at our standard hourly rate, and payment for the additional time will be processed automatically using the card on file. To ensure a smooth process, we encourage you to communicate any changes in your schedule as early as possible.
B. Capacity:
- The maximum capacity of the Studio is 15 people. Exceeding this limit may result in additional fees or termination of the rental.
C. No Smoking, Alcohol, or Illegal Substances:
- Smoking, alcohol consumption, and illegal substances are strictly prohibited on the premises. Failure to comply will result in immediate termination of the rental without a refund.
D. Sound & Noise:
- The Studio must maintain an acceptable noise level, in compliance with local ordinances. Loud music or disruptive noise is prohibited after 10 PM to respect neighboring businesses and residents.
E. Property & Furniture Damages:
- Guest/Renter is responsible for the proper use of all furniture and equipment provided. Any damage to Studio property or equipment caused by the Renter or their guests will be billed to the Renter. You are responsible for leaving the studio exactly the way it was prior to your booking. The studio is inspected before booking begins and right after the booking period ends. If there are damages done to the property or furniture, there will be charges billed via OUU I LOVE INC.
F. Decorations & Alterations:
- No nails, screws, staples, or other alterations to the Studio walls, floors, or equipment are allowed. Decorations must be approved in advance and must not cause any damage.
PROHIBITED:
-NO shoes on the Cyc wall. For talent and crew using the cyc wall, soles on shoes must be taped.
-NO stepping on the Cyc wall curve to avoid damages
-NO standing on the furniture including COUCHES
-NO food or drinks on the furniture or Cyc wall
-Absolutely NO pets
-NO children allowed unless they are needed for the photoshoot/film. Talent under 18 years of age must be accompanied by an adult.
-NO burning of candles
-NO access to any drawers and cabinets
-Only stools, chairs, and small items such as books, columns, vases, etc. can be moved. The lounge couch cannot be moved and must remain in its original position.
3. Cleaning & Maintenance Responsibilities:
The Guest/Renter agrees to return the Studio in the same condition it was provided. This includes:
A. Basic Cleaning:
- - All trash, props, decorations, and personal belongings must be removed from the premises at the end of the rental. Guests are required to take their trash with them and dispose of it off-site. Failure to remove trash will result in additional cleaning or disposal fees.
- NO feathers, glitter, confetti, sand, paint, aerosol spray cans, fireworks, smoke machines, weapons, and any small particles that are difficult to clean. You will be charged a damage fee if the couches or rugs are left with glitter, flowers, and other small particles on them.
B. Furniture & Equipment Reset:
- Any furniture or equipment moved during the rental must be returned to its original location.
C. Floors & Surfaces:
- Floors and surfaces should be left clean and free of debris. If spills or stains occur, the Guest/Renter must clean them up immediately to avoid damage.
D. Excessive Mess or Damage:
- If the Studio is left in an excessively dirty or damaged state, additional cleaning fees or repair costs will be charged. The Guest/Renter is fully responsible for the cost of repairing any damage or replacing any broken equipment or furniture.
Property Damage Fees

Wall Damage Structural damage to walls, doors, windows, or ceilings will result in fees ranging from $500 to $2,000+ depending on the extent of the damage and the cost of professional repair.

Floor Damage (scuffs, stains, burns): $150-$500, depending on the material and repair required.

Furniture Damage (broken or stained furniture): $100-$2,000, depending on the value and extent of damage.

Window or Door Damage (cracked glass, broken locks/hinges): $200-$1,000.
Utilities & Plumbing Damage

Any damage to the Studio’s plumbing, including but not limited to, clogs, leaks, flooding, or misuse of bathrooms or sinks, will result in a fee of $300-$1,000 based on the cost of professional repair or replacement.

Excessive water usage that results in utility overcharges may also be billed to the Renter if deemed the result of improper use or negligence.
Equipment & Seamless Paper Roll Rentals:

Renter assumes full responsibility for all studio equipment and seamless paper rolls rented during the session. Any damage, misuse, or loss of rented items will result in repair or replacement charges at full replacement value. Seamless paper rolls must be handled with care and will be billed per foot for any sections that are stepped on, torn, or soiled.
Equipment Damage Fees

Lighting Equipment (broken lights, stands): $100-$500 per piece of damaged equipment.

Cameras, Lenses, or Tech Gear (damage to studio-owned gear): $500-$5,000 depending on the value of the equipment.
Cleaning Fees

Excessive Trash or Mess: $50-$200 for cleaning beyond what is considered normal.

Spills or Stains (on carpets, furniture, or walls): $100-$500 depending on material and size of stain.
Replacement Costs

Props or Décor Damage: $50-$300 per damaged item, depending on value.

Missing or Stolen Items: Charged at full replacement cost of the item(s).
Miscellaneous Fees

Fire or Smoke Damage (from prohibited activities like smoking): $500-$2,000 depending on damage.

Violation of No-Pet, No-Minors, No-Drugs or No-Alcohol Policies (if resulting in damage): $200-$500.
4. Indemnification:
The Renter agrees to indemnify, defend, and hold harmless OUU I LOVE INC., its owners, employees, and agents from any and all claims, liabilities, costs, and damages (including reasonable attorney's fees) arising from the Renter's use of the premises, including any acts or omissions by the Guest/Renter, their guests, employees, or agents.
5. CANCELLATION & REFUND POLICY:
- Guests may cancel their Booking up to 7 days before the booking start time. Guests may also cancel between 7 days and 24 hours before the booking start time, or less than 24 hours before the booking start time. However, all cancellations are strictly non-refundable. All sales are final, and no refunds will be issued regardless of the timing of cancellation.
6. Agreement to Terms:
By signing this Agreement, the Renter acknowledges that they have read, understood, and agreed to all of the above terms and conditions. Any violation of these terms may result in termination of the rental without a refund and additional penalties as applicable.
*PLEASE READ* IMPORTANT STUDIO RULES:
By booking this studio, you are agreeing to comply with all of the rules listed. Failing to obey rules may result in the booking period ending early without any refund. In addition, if you fail to obey rules and damage property you may be charged extra fines.
Events
OUU I LOVE INC. Liability Waiver and Event Agreement
This Liability Waiver and Agreement is entered into by and between OUU I LOVE INC. and the undersigned Guest/Renter regarding the rental and use of the venue located at 11959 Rivera Rd #B, Santa Fe Springs, CA 90670 for events.
By signing below, the Guest/Renter agrees to the following terms, conditions, and policies:
1. Release of Liability:
The Guest/Renter acknowledges and agrees that OUU I LOVE INC., its owners, employees, and agents are not responsible for any accidents, injuries, loss, or damage to personal property that may occur while on the premises. The Guest/Renter assumes full responsibility for any and all risks associated with the use of the venue.
The Guest/Renter hereby waives, releases, and discharges OUU I LOVE INC. from any and all claims, liabilities, or damages, including but not limited to bodily injury, property damage, and legal costs, arising out of or related to the use of the venue.
2. Venue Rules & Regulations:
The Renter agrees to comply with the following rules while using the venue for their event:
A. Overtime Fee:

All rental periods must strictly adhere to the agreed-upon booking times. Early arrivals or overstays will result in additional charges at 2x the hourly rate in 30-minute increments.

Any extended hours must be approved in advance, subject to availability. Fees for additional time will be charged automatically using the card on file.
B. Capacity:

The maximum indoor capacity is 59 people. Exceeding this limit may result in termination of the event without a refund and/or additional fees.
C. Alcohol Policy:

Minimal alcohol consumption is permitted for events with prior written approval from OUU I LOVE INC.

The Guest/Renter assumes full responsibility for all risks associated with alcohol consumption and agrees to indemnify OUU I LOVE INC. against any claims, damages, or liabilities resulting from the presence or consumption of alcohol during the event.

Vendors providing alcohol must submit a Certificate of Liability Insurance naming OUU I LOVE INC. as an additional insured prior to the event.

The Guest/Renter is responsible for monitoring alcohol consumption to ensure compliance with applicable laws and the safety of all attendees.
D. Noise & Music:

All noise, including music, must be kept at a reasonable level in compliance with local noise ordinances. Loud music or disruptive noise is strictly prohibited after 10 PM to respect neighboring businesses and residents.
E. Property & Furniture Damages:

The Guest/Renter is responsible for the proper use of all furniture and equipment provided. Any damage to venue property or equipment caused by the Renter or their guests will be billed to the Renter.

The venue is inspected before and after the rental. Any damages found will incur charges as outlined:

Wall Damage: $500-$2,000+ depending on repair needs.

Floor Damage (scuffs, stains, burns): $150-$500.
-
Furniture Damage (broken/stained items): $100-$2,000.

Window or Door Damage (cracked glass, broken locks): $200-$1,000.

Equipment Damage: $100-$5,000 depending on the value of the item.
F. Decorations & Alterations:

No nails, screws, staples, or adhesives may be used on the venue walls, floors, or fixtures.

All decorations must be pre-approved and removed at the end of the rental period.

Confetti, glitter, sand, paint, aerosol sprays, fireworks, and any other small or difficult-to-clean materials are strictly prohibited.
G. Prohibited Activities:

No smoking, open flames, candles, fireworks, or smoke machines.
-
No pets unless pre-approved in writing.
-
No children under 18 without adult supervision.
H. Jumpers/Inflatables:
-
Jumpers, bounce houses, or inflatable structures are permitted only with prior written approval from OUU I LOVE INC.
-
Jumpers must not obstruct fire exits, entrances, or walkways, and must not block access to neighboring units or their entrances.

Jumpers must be fully set up, supervised, broken down, and removed within the booked rental period on the same day. Early setup or late removal outside of the reserved time is not permitted and will result in additional charges.

The Renter assumes full responsibility for the setup, operation, and supervision of any jumper or inflatable structure.

OUU I LOVE INC. is not liable for any injuries, accidents, damages, or claims arising from the use of jumpers or inflatables. All risk is assumed solely by the Renter.
I. Parking Policy:
Parking after 10 PM is strictly prohibited on the street. Guests and vendors must check all parking signs to ensure compliance with local regulations. OUU I LOVE INC. is not responsible for any fines, towing, or other consequences resulting from improper parking. All attendees are encouraged to plan accordingly for parking arrangements.
3. Cleaning & Maintenance Responsibilities:
The Guest/Renter agrees to return the venue in the same condition it was provided:

Trash Removal: All decorations, trash, and personal belongings must be removed. Trash must be disposed of in designated receptacles.

Basic Cleaning: Floors and surfaces must be free of debris and spills. Failure to clean up excessive messes may result in cleaning fees ranging from $50-$500.

Furniture Reset: Any moved furniture must be returned to its original position.

Prohibited Cleaning Issues: If glitter, confetti, small particles, or stains are found on furniture, floors, or rugs, additional fees will be charged for professional cleaning.
4. Indemnification:
The Guest/Renter agrees to indemnify, defend, and hold harmless OUU I LOVE INC., its owners, employees, and agents from any claims, liabilities, costs, and damages (including reasonable attorney's fees) arising from the Renter's use of the premises, including any acts or omissions by the Guest/Renter, their guests, employees, or agents.
5. Vendor Insurance Requirements:

All vendors, including but not limited to caterers, decorators, and alcohol providers, must provide a Certificate of Liability Insurance naming OUU I LOVE INC. as an additional insured at least 7 days prior to the event. Failure to provide proof of insurance may result in the vendor being denied access to the venue.
6. Cancellation & Refund Policy:

14 Days Notice Required: All cancellations must be made 14 days prior to the event.

Non-Refundable Payments: Any payments made are non-refundable, regardless of cancellation timing.
7. Agreement to Terms:
By signing this Agreement, the Renter acknowledges that they have read, understood, and agreed to all of the above terms and conditions. Violations of these terms may result in immediate termination of the event without a refund and additional penalties as applicable.
